What is underpinning?
Underpinning is a structural enhancement technique used to reinforce the foundation of a building or structure. This process involves excavating and adding additional support to an existing foundation to increase its stability and load-bearing capacity. It becomes necessary when a neighboring property’s development plans involve excavation that extends below the depth of your existing foundation. It is often necessary in urban developments where space is limited, and where a developer is attempting to maximize the use of a development property by extending development close to the property line.

What is an Underpinning Agreement?
An Underpinning Agreement is often requested by a Developer to seek permission to install shoring works (such as anchor tie rods) below any structure on the adjacent property in order to provide ground stability, while the Developer’s property is being excavated. The “shoring” is intended to prevent the adjacent property from sinking into the (Developer’s) excavated property. Most often, the anchor tie rods (underpinning) will be left in place in the ground below the adjacent property after the development is completed.
Why do I as a property owner need an underpinning agreement then?
Without an agreement, the Developer would be trespassing onto your property. As a property owner you own the rights to the the land under the ground. Your property interests need to be represented.

What is Crane Swing?
A construction crane as it moves, supplies to and from the construction site, "swings" its crane arm above its air space.
What is a Crane Swing Agreement?
A Crane Swing Agreement is often requested by a Developer seeking permission from a property owner, in order for their construction crane to “swing” its jib through the air space of adjacent properties while the Developer's property is being developed.
Why do I as a property owner need a crane swing agreement?
The air space above the your property belongs to you. Any type of access would require permission from you as the property owner for this to take place.
